Houston’s industrial market posted a second consecutive quarter of positive net absorption based on first-quarter results analyzed by Grubb & Ellis Co.

A total of 974,160 square feet of industrial space was absorbed in the first quarter of 2010, according to the real estate firm.

Houston’s total inventory of industrial properties stands at 416.9 million square feet. Of that 31.4 million square feet, or 7.5 percent, is vacant following the first quarter.

Large absorption deals during the first quarter include:

• Rooms To Go Distribution occupied 1.6 million square feet at 31111 Miller Road

• Sysco Corp. (NYSE: SYY) moved into 585,000 square feet at 10710 Greens Crossing

• Houston Food Bank took 441,000 square feet at 535 Portwall and 555 Aleen

• Frontier Logistics LP leased 300,000 square feet at 3000 Highway 225

• Spec’s Wines, Spirits & Finer Foods took 200,850 square feet at 8830 Clay
