Dallas-based Spire Realty Group has begun development on 30,000 square feet of retail space and an outdoor plaza at City Place at Throckmorton and 3rd streets in downtown Fort Worth.

The 2.15-acre project will include a green space with abundant underground and street-level parking, officials said. It is designed and planned by WDG Architecture. Rogers-O'Brien Construction is the general contractor.

Venture Commercial's Chris Corbin,Michael Dearden and Theo Thompson will oversee retail leasing for Spire.

The redevelopment of City Place will return the property to its prior stature, said Caleb Smith, owner and president of Spire Realty Group.

Spire Realty bought City Place, originally developed as the Tandy Center, in February. The mixed-use property includes two 19-story Class A office Towers that are 82 percent leased. The southern tower is undergoing redevelopment.

Peloton Commercial Real Estate heads up the project's office leasing.
