Marcus & Millichap has the exclusive listing on the 61,876-square-foot, three-story House of Blues building at 2200 North Lamar St. in Dallas. The building is listed for sale at $18.5 million.
The firm's Detroit office is handling the marketing of the property on the 1.12 acres near Victory Park.
The site includes a strong tenancy of the House of Blues, with its original 15-year lease through April 2021, which is a wholly-owned company of Live Nation (NYSE: LYV). The House of Blues opened in 2007 in the building, which was built in 1913 and was known as the historic White Swan Building
The House of Blues has invested more than $11.6 million in tenant improvements since being in the building, according to real estate documents. The Dallas site is the No. 2 House of Blues location in the entertainment company's chain's 13 locations, according to the documents.
The seller did not respond immediately to requests for comment through Marcus & Millichap Monday afternoon.
