The Marble Falls Planning and Zoning Commission approved plans Thursday for a 1,030-acre, mixed-use development at the corner of Highway 71 and U.S. 281.

The Flatrock Springs' Planned Development District will now head to city council for final approval. The project would include 700,000 square feet of retail, commercial and office space, as well as about 2,500 housing units. Several parcels will also be reserved for parks, community events space and nature trails, according to developer SouthStar Development Partners Inc.

Flatrock is one of two developments totaling more than 1,400 acres planned recently in Marble Falls. Kirk Patterson is also in the approval process for a 356-acre development about six miles north of Flatrock. The project, Falling Waters, would include homes, apartments, retail and a luxury hotel.

City council reviewed Falling Waters plans during a hearing Tuesday and directed the development services department to compile a list of council and community concerns. City staff will then work with the developer to amend the application for future consideration, according to City Manager Ralph Hendricks.
