The organizers behind the planned Austin Formula One race have leased a downtown office, a broker on the deal confirmed Thursday.

Accelerator Holdings, which includes promoter Tavo Hellmund, leased 3,010 square feet at the corner of Congress Avenue and 3rd Street, according to Travis Dunaway, vice president of Endeavor Real Estate Group's office/industrial division, who represented the tenant.

The F1 organizers signed the deal for the second-floor, 301 Congress Avenue space about a month ago, and are already moved in. The office is down the hall from another new 1,000-square-foot lease by Tilke GmbH, the engineering firm designing the track. Dunaway said his clients wanted space downtown so they could be close to consultants and the airport.

The building is owned by an investment partnership between Houston-based Hines and the California Public Employees' Retirement System. The 22-story building was constructed in 1986 and includes 418,338 square feet of Class A office space. Major tenants include AIM Management Group Inc.A.G. Edwards & Sons Inc.BearingPoint Inc.Citigroup Global Markets Inc.Guaranty Bank and RBC Dain Rausher Inc., according to Hines website.
