A real estate investment fund owned by USAA Real Estate Co. has bought a shopping center just north of Atlanta.

US Republic Core Fund has acquired Village Shoppes at Windermere, a 74,403-square foot property in Forsyth County, Ga. The seller, Columbia Windermere VI LLC, is owned by Marietta, Ga.-based commercial retail development firm Columbia Properties. Columbia Properties will retain property management duties.

The purchase price was not disclosed.

The shopping center is anchored by grocery store Publix Super Market. The grocery store leases more than half of the space in the property. The tenant mix is Village Shoppes has casual restaurants, salons and professional offices. The center is 100 percent leased.

This is the second Publix-anchored shopping center that USAA Real Estate owns in Georgia. The company acquired Village Shoppes of Flowery Branch in August.

US Republic Core Fund is owned by affiliates of USAA Real Estate and institutional investors. The fund focuses on office and retail properties. San Antonio-based USAA Real Estate is a subsidiary of USAA.
